Miami Beach is witnessing the rebirth of a legend. The Raleigh, an iconic Art Deco gem since 1940, is set to become the city’s most exquisite resort and residential retreat.

This transformation, led by visionary designer Peter Marino in collaboration with Kobi Karp and developer Michael Shvo, promises to blend historic charm with modern luxury, reinventing a place that has hosted celebrities and cultural events, including the memorable 2009 Chanel fashion show.

The project, slated for completion in 2026, encompasses an impressive 215 linear feet of oceanfront property. It includes the revitalization of the Raleigh and Richmond Hotels into a new Rosewood Hotel and the transformation of the South Seas Hotel into a Michelin-caliber restaurant. A ground-up, Rosewood-branded condominium tower and an exclusive Beach Club, operated by the famous Italian resaturant Langosteria, will add to the allure.

Located at 1775 Collins Avenue, this over three-acre estate boasts a total building size of 313,000 square feet. The development’s height reaches 175 feet with 17 stories, offering 40 luxurious residences and 60 hotel suites. Pricing for the three-bedroom residences starts at $10 million, with unit sizes ranging from 2,176 to 7,810 square feet. The penthouses are particularly exceptional, offering four to seven bedrooms and up to 13,218 square feet of interior space, plus expansive terraces with asking price starting at $150 million.

Residents will be treated to two exclusive lobbies designed by Peter Marino, featuring collector art and meticulously curated furnishings. Amenities include a double-height fitness center, four distinct pools, including the iconic fleur-de-lis shaped pool, and access to a members-only Beach Club with gourmet dining. The reimagined Martini Bar and elevated oceanfront dining experiences will ensure that The Raleigh remains a culinary destination.

The project’s commitment to quality extends to its team. SHVO’s ownership is supported by the architectural expertise of Lawrence Murray Dixon, who originally designed The Raleigh, Richmond, and South Seas in the 1940s, and Peter Marino in collaboration with Kobi Karp Architects for the 2026 revival. Kobi Karp Architecture & Interior Design Inc. serves as the Architect of Record.

Rosewood Hotels & Resorts will manage the hospitality aspects, while Enzo Enea Landscape Architect and L’Observatoire International oversee landscape and lighting design, respectively.

Developer Michael Shvo has tapped Oren and Tal Alexander’s Official to lead sales of the planned Rosewood Residences at the Raleigh in Miami Beach. This strategic move adds another layer of expertise to the project, harnessing the Alexanders’ renowned real estate acumen to ensure the success of this highly anticipated development.
