FL Has 1 Of Nation’s Most Expensive ZIP Codes, Report Shows
October 31, 2024According to Patch, Florida boasts one of the country’s 100 most expensive ZIP codes, as revealed in an analysis of 2024 residential sales indicating growth in luxury real estate. Real estate data provider Property Shark based its findings on the number of closed sales, rather than listing prices, which often reflect sellers’ desired amounts instead of actual market conditions. In Miami-Dade County, Miami Beach’s 33109 ZIP code ranks No. 4 overall, with a median home sale price of $5,750,000 so far this year.
The 33109 zip code on Miami Beach’s Fisher Island was also ranked No. 4 last year. This marks the first time since 2017 that this well-known celebrity destination has returned to the podium. Additionally, it achieved a new price record, with sale prices reaching as high as $5.75 million, according to Property Shark.
“Although Water Mill’s (in New York’s Hamptons) sudden price jump pushed 33109 in Miami Beach down one position, the exclusive Florida zip nevertheless set a new price record at $5.75 million. This also marked the fifth consecutive year of price increases in the ultra-exclusive Fisher Island community,” the firm said.
Overall, 67% of the country’s 100 most expensive ZIP codes saw increases in median sale prices in 2024, compared to just 29% in 2023. This trend led to a record 15 ZIP codes with median sale prices of $4 million and above, while only 15 remained below $2 million, according to Property Shark.
