Deauville Hotel Redevelopment in Miami Beach Gets Final Green Light
July 2, 2025A major milestone has been reached in the transformation of Miami Beachโs iconic Deauville Hotel site. The Miami Beach City Commission has officially granted final approval for a comprehensive redevelopment plan that will reshape the future of this prime North Beach property.
The approval finalizes essential elements such as zoning changes, building height limits, land use designations, and public benefit contributions. With the City Commissionโs full support, the next phase will involve a design review by the Historic Preservation Board, where architectural plans and preservation strategies will be evaluated later this year.
The project includes a thoughtful reconstruction of portions of the original Deauville Hotel, paired with the construction of a new luxury residential tower designed by a globally recognized architecture firm. According to profilemiamire.com, the redevelopment also includes major infrastructure improvements and a $7.5 million contribution toward the revitalization of the nearby Byron Carlyle Cultural Center.
Public improvements tied to the development include enhanced beach access, 150 new public parking spaces, upgraded stormwater infrastructure to address flooding, and two pedestrian walkways linking the site to the beachwalk. These upgrades are expected to improve both quality of life and long-term resilience in the North Beach area.
Unlike earlier versions, the approved plan features reduced density to limit traffic congestion and environmental impact โ while still paying homage to the historic significance of the original Deauville, built in 1957. Once a cultural hotspot known for hosting major events and celebrities, the hotel fell into disrepair and was eventually demolished due to safety concerns.
Now, the site is being reimagined as a high-end residential development that honors its legacy while contributing to Miami Beachโs future. In addition to new homes and amenities, the project is forecasted to generate more than $16 million annually for the North Beach Community Redevelopment Agency โ helping to fund ongoing neighborhood improvements and community initiatives.
