Amazon in Advanced Talks to Lease as Much as 80K SF at Wynwood Plaza

According to The Real Deal, Amazon is nearing an agreement to lease office space at Wynwood Plaza, a high-profile mixed-use project currently under construction in Miami’s vibrant Wynwood neighborhood. The company is in advanced discussions to secure approximately 75,000 square feet within the development, though the exact square footage may range from 60,000 to 80,000 square feet, depending on final negotiations. Last year, Amazon announced plans to open a 50,000-square-foot office in Miami-Dade County, where the company has had employees in a WeWork outpost in Coral Gables since 2022.

Jeff Bezos, Amazon’s founder, has also focused on Miami-Dade as his new home, relocating from Seattle last year and purchasing properties totaling $237 million in Indian Creek Village. His net worth is $208.6 billion, placing him third on Forbes’ list of the world’s wealthiest.

Wynwood Plaza is a project led by Oak Row Equities, L&L Holding Company, Shorenstein Properties, and Claure Group. Located at 95 Northwest 29th Street, this mixed-use development will feature a 12-story, 266,000-square-foot office building, 509 luxury apartments, 32,000 square feet of retail space, and a 26,000-square-foot public plaza. Bank OZK financed the project with a $215 million loan, and completion is slated for next year.

Amazon’s potential Wynwood lease contributes to Miami’s ongoing efforts to become a tech hub, sometimes called the “Silicon Valley of the South.”
